HARDSCAPE

A Hardscape Review is required for any rock walls, steps, fencing, pathway, driveway or patios. A hardscape review can be conducted independently from the the Home Construction review if the home is already built or if the Hardscape install is requested prior to the home construction. The hardscape review elements are: application for change form, site plan, material list, color board, review fee, builders bond and possible road usage fee.

HARDSCAPE MATERIALS

Once the homes are fitted to the site, great care should be taken with the design of all hard surfaces. These include retaining walls, site walls, walkways, patios, driveways, etc.

All Hardscape elements shall be designed and detailed to use the same masonry materials located at the foundation of the house. These shall include natural stone and/or stone colored brick. Pea gravel or crushed stone in warm colors is encouraged for walkways, drives, and parking spaces. Mulch or bark is encouraged for walkways to closely compliment heavily wooded nature trails and pathways.

Hardscape review is generally done with the full review for new home construction but this review is also required for any additions to hardscape for existing homes or for lots where the owner is looking to improve the lot prior to home construction.  These independent projects require an Application For Change form, review fee, builders bond and a formal review by the Board.  Information and documentation for this review can be found under the general home construction files.
